While AFIRE’s House Rules provide a code of conduct for how we interact with one another, the AFIRE Ethics Project aims to develop the public side of ethics for the global commercial real estate investor community.
Launched in 2020 and led by AFIRE members, the AFIRE Ethics Project represents an ongoing conversation about business and personal ethics on a global scale, directly impacting investors, partners, business stakeholders, and all users of the built environment.
Within AFIRE, the Project is carried across our public forums, members-only discussions, articles, podcasts, and other tools to aide in the development of a global code of ethics for the industry.

A CALL TO ETHICS
The purpose of investing is to profit.
This is also our goal as investors, although, we do not pursue profit at any price. Unfortunately, we live in a society that sanctifies personal gain, money, and power; a society that does not attribute sufficient importance to the way profit is achieved. In such an environment, it is hardly surprising that public funds are squandered by controlling shareholders, and it is not uncommon to learn about fraud in the investment market.
Today, it is clearer than ever that improving the ethical business environment must be considered a matter of vital necessity.


Karen is the head of acquisitions for Allianz Real Estate, and has worked to invest in more than $25 billion of unlisted institutional real estate over the past 20 years. The first half of her career was oriented toward closed-end value-add and opportunistic fund investments in office, retail and multi-family assets across continental Europe. Since 2011, Karen has primarily focused on core and core-plus commercial investments in US gateway markets.
